How To Pivot from Real Estate Buyers To Seller Leads

In the last month, we’ve been talking to a record number of real estate agents who are trying to diversify their business. They are trying to pivot from working with real estate buyers to seller leads. This is due in large part to the changes that are shaking the core of real estate. Primarily the DOJ/NAR lawsuit(s) but secondarily the changes to marketing brought about by the FCC in their pursuit of reducing SPAM.

Searching for Seller Leads

For nine years, Revaluate has been focused on identifying likely movers in your database with AI. We primarily focus this search on home owners and look for real estate sellers. To do so, we use the sellers email address and look for life event data. Life events cause people to move. They are also known as the Data D’s and include Death, Divorce, Diapers, Downsizing, Discretionary income, Downsizing, the Daily Grind and Dumpsters. These are the life events that you know cause people to move, and it powers our AI. To find these life events, we scour emense amounts of data that includes but is not limited to Govt data, search data, spend data and social data.

We use this data to score every prospect each night on a zero to 100 scale. As they cross the threshold of 80, we deem them very likely to move in the next 6-12 months. The data supports that Revaluate is the most accurate AI prediction in the industry.

Database Health

The govt focus on reducing spam is ramping up. Our goal (and yours) is to prevent you from getting in trouble with the FCC. Starting now, you are getting graded by your email provider and could get black listed – or worse fined $50k per error. In short – if you think the email you wrote might be spammy, or could be considered spam by more than 1% of your database – it is spam. Don’t send it.

Instead – start a new marketing campaign with an old school tactic that is not regulated and fined. Direct mail. If you have a ton of buyer leads, Revaluate can append (fill in the blanks) your list with physical addresses. This will allow you to focus on sellers and market directly to those that are in your geography.
