Revaluate Improves AVM Marketing to Reduce Spam and Protect Real Estate CRM Databases

After over six months of real-world use, Revaluate reports average unsubscribes and spam below 1% while helping real estate agents generate seller leads and listing conversations from their existing databases.

GOLDEN, Colo. Revaluate today announced improvements to its AVM Marketing platform focused on a growing challenge in real estate database marketing: how agents can stay relevant to the people in their sphere without overwhelming them with email, driving unsubscribes, or damaging relationships.

Revaluate AVM Marketing is a real estate database marketing system that identifies homeowners inside an agent’s CRM, improves the underlying contact data, and sends automated home valuation updates designed to generate seller engagement from existing relationships.

After six months of real-world use by agents and teams across multiple markets, Revaluate reports that in a statistically significant sample, fewer than 1% of contacts, on average, unsubscribed or reported spam from AVM Marketing communications during the six-month period.

That matters because an unsubscribe and spam reports can represent more than the loss of an email address from a marketing list.

For real estate professionals, a CRM is often built over years and includes past clients, referrals, friends, prospects and other relationships within an agent’s sphere of influence. When those people unsubscribe because communication becomes too frequent or irrelevant, agents lose the ability to market to a relationship they may have spent years developing and potentially alienate someone within their sphere.

“The goal shouldn’t be to send the most email. It should be to stay relevant without diluting out the relationship,” said Chris Drayer, CEO and co-founder of Revaluate. “Your database is an asset. Every unsubscribe makes that asset a little less valuable.”

Better Data Can Mean Better Marketing and Less Spam

Real estate databases often contain thousands or tens of thousands of contacts accumulated over years through referrals, past clients, portal leads, website registrations, purchased leads, CRM migrations and other sources.

As those databases grow, they also accumulate invalid emails, duplicate records, incomplete contact information and people who may no longer be appropriate marketing recipients.

At the same time, AI and marketing automation are making it easier and less expensive to communicate with thousands of consumers at once. Revaluate believes the next opportunity is to use intelligence to become more selective about who receives that communication.

“Automation and database repair gives us the ability to send more. Intelligence should give us the ability to send less, and make what we do send more relevant,” Drayer said.

Before AVM Marketing campaigns begin, Revaluate evaluates the underlying CRM data for issues including invalid emails, suspicious contacts, duplicate records, incomplete homeowner information, address quality and overall database usability.

Revaluate then identifies homeowners within the database and combines automated home valuation marketing with likely-mover intelligence and homeowner engagement signals.

The system combines:

  • database auditing and repair
  • homeowner identification and address verification
  • automated valuation marketing (AVM)
  • likely-mover scoring
  • homeowner engagement signals

Together, those capabilities are designed to help real estate agents better understand who is inside their database, communicate with appropriate homeowners, and recognize when someone is showing signs of interest.

Rather than purchasing new seller leads, AVM Marketing is designed to help agents identify potential seller opportunities and generate listing leads from homeowners already inside their real estate CRM.

Protecting the Database Agents Have Already Built

During the first six months of AVM Marketing, homeowners already inside participating agents’ databases requested updated home valuations. Those “hand-raisers” created opportunities for listing appointments, CMA requests, referrals and renewed conversations with existing relationships.

At the same time, fewer than 1% of contacts, on average, unsubscribed from AVM Marketing communications across participating user databases during the six-month period.

“Spam is fundamentally a relevance problem,” Drayer said. “If an agent has 10,000 people in a database, the goal shouldn’t automatically be to send 10,000 emails. The goal is to understand those people well enough to send something useful to the right person at the right time.”

Revaluate believes that distinction will become increasingly important as the real estate industry adopts more AI-driven marketing and automated follow-up.

A real estate database can contain years or even decades of relationships. Applying more automation to poor or incomplete data can increase the amount of irrelevant communication consumers receive. Better data and intelligence can instead help agents preserve those relationships while identifying opportunities within them.

“As our industry gets better at automating communication, we also need to get better at deciding who should receive that communication and why,” Drayer said. “Intelligence should reduce noise, not create more of it.”

Using Home Value to Create Relevant Seller Conversations

AVM, or automated valuation model, marketing uses estimated home values to create relevant homeowner communication and identify engagement within a real estate database.

Revaluate combines AVM marketing with CRM data quality, homeowner identification and likely-mover scoring to help real estate agents generate seller opportunities from existing relationships while reducing unnecessary email and protecting their sphere from marketing fatigue.

Homeowners identified through AVM Marketing can receive periodic valuation information about their property. When a homeowner requests additional information or an updated valuation, the agent receives a meaningful behavioral signal and a relevant reason to reconnect.

“One of the things we’ve learned is that agents don’t need another script,” Drayer said. “They need a relevant reason to reach out. Home value curiosity creates that opportunity naturally.”

Finding Opportunities Already Inside the CRM

Revaluate also offers complimentary real estate database audits that analyze homeowner visibility, missing addresses, duplicate records, suspicious contacts, invalid emails, incomplete records and overall operational database quality.

The larger objective is to help agents treat their CRM as a long-term relationship asset rather than simply a marketing list.

“Agents spend years building their sphere,” Drayer said. “The technology we use should help protect and strengthen those relationships. Better data helps us understand who is there. Better intelligence helps us decide when to communicate. And relevant marketing gives consumers a reason to stay connected.”
